The Challenge
Maintaining comfortable, consistent temperatures across a commercial office building can be challenging, particularly when problems occur intermittently.
A facilities management company responsible for several commercial office buildings was experiencing unexplained temperature fluctuations in a number of office spaces. Initial investigations suggested the air handling units (AHUs) may have been contributing to the issue, but the problem could not be replicated during routine maintenance visits.
Before making any decisions about repairs or equipment replacement, the client needed accurate, long-term temperature data to understand exactly what was happening.
Without continuous monitoring, facilities teams were relying on spot measurements that only captured conditions at a single point in time.
This created several challenges:
- Intermittent temperature fluctuations were difficult to identify.
- Engineers were required to visit individual offices to collect information.
- Decisions regarding HVAC maintenance were being made with limited historical data.
- Unnecessary equipment replacement was a risk without evidence of the root cause.
BONNER's Engineering Solution
BONNER recommended the Testo 162 Cloud Data Logger System to provide continuous remote temperature monitoring across the affected office areas.
The solution allowed temperature measurements to be automatically transmitted to the Testo Saveris Cloud, enabling engineers to securely access live and historical data from any internet-connected device.
Before deployment, each logger was calibrated within BONNER’s accredited calibration laboratory using certified calibration equipment. This ensured every device was verified before installation, providing confidence that the recorded measurements were accurate and traceable.
The compact monitoring equipment could remain in place for several weeks before being quickly relocated to another office as the investigation progressed, allowing a single set of instruments to support multiple monitoring locations.
The initial installation was supplied as a trial deployment, allowing the client to evaluate the effectiveness of continuous cloud-based monitoring before expanding the programme.
BONNER supported the project through:
- Technical advice on selecting the appropriate monitoring solution.
- Pre-delivery calibration of every data logger.
- Fast supply of equipment.
- Ongoing technical support throughout deployment.
- Guidance on monitoring environmental conditions within commercial buildings.
Continuous monitoring enabled the client to build a clear picture of building performance over an extended period rather than relying on isolated inspections.
BONNER's Engineering Solution
- Reliable long-term temperature records.
- Secure remote access to live and historical measurement data.
- Fewer engineering visits during the monitoring period.
- Faster identification of intermittent HVAC operating issues.
- Simple redeployment of equipment between office locations.
- Confidence in measurement accuracy through calibrated instrumentation.
Following the successful trial and positive feedback from the facilities management team, the client expanded the monitoring programme with additional equipment.
One of the key advantages of the project was that maintenance decisions could be based on measured performance rather than assumptions.Instead of replacing HVAC equipment unnecessarily, the facilities team could use factual operational data to identify genuine issues and target maintenance activities more effectively.
The cloud-based monitoring approach also reduced unnecessary travel between sites while allowing the same calibrated equipment to be reused across multiple buildings, improving both operational efficiency and equipment utilisation.
